Calculator questions

Does a resale property pay ITP or VAT?
A resale normally pays regional Impuesto de Transmisiones Patrimoniales (ITP). A new build normally pays national IVA, or IGIC in the Canary Islands, plus regional AJD. The calculator switches between those two paths; it does not add ITP and IVA to the same purchase.
Which regions does the calculator cover?
It covers Madrid, Cataluna, Comunidad Valenciana, Andalucia, Baleares, Canarias, Murcia, Pais Vasco and Navarra. Reduced rates and territory-specific exceptions may still require individual confirmation.
What costs are included in the result?
The result includes the applicable purchase tax, legal-fee percentage entered and optional gestoria fees. It also estimates the notary and land-registry arancels from the purchase price as a proxy, applies the statutory 5% reduction and then adds VAT.
Does it include reduced transfer-tax rates?
No. The calculator uses the standard supported rate or progressive scale. Reduced rates for age, disability, family status, property value or habitual-residence use are not applied automatically.
Does it include mortgage costs?
No. It does not calculate valuation fees, bank arrangement fees, interest, insurance or the deposit required by a lender. Mortgages in Spain for non-residents covers the financing side.
Can legal fees be changed in the calculator?
Yes. Enter the percentage in the legal-fee field to model a written quote. The calculator adds 21% VAT to that fee.
Are the figures stored when I use the calculator?
No. The calculation runs in the browser. Inputs are written to the URL only when the copy-link button is used so the same scenario can be shared.
Is the result the amount needed at completion?
It estimates the main costs on top of the purchase price, but it is not a completion statement. It excludes the deposit already paid, mortgage cash requirements, translations, powers of attorney, surveys and case-specific charges.
